Commercial roof leaks are stubborn for a reason — the cause is rarely where the water shows up. By the time it's dripping onto stock, it's tracked along a purlin, run down a Z-spacer, pooled on insulation and finally found a hole in the liner. Patching directly above the wet patch fixes nothing.

Our repair process starts with diagnosis, not silicone. A senior roofer attends, walks the roof (where safe) or surveys it with drone footage where it isn't, and traces the leak back to the actual point of ingress. You get a written report with photos and three clear options: patch, partial replacement, or wider re-roof — honestly costed.

We do reactive emergency repairs, planned PPM repair contracts for managed estates, and one-off catch-up jobs on roofs that have been neglected for years.

Box gutter repairs

The #1 cause of leaks in commercial buildings. We re-line failed box gutters with cold-applied liquid GRP or fit aluminium replacements. Outlets and overflows assessed at the same time.

Eaves gutters & downpipes

Rusted-through cast iron, split aluminium, blocked downpipes. We replace like-for-like or upgrade to larger-section seamless aluminium.

Sheet replacement

Storm-damaged, corroded or cracked sheets removed and replaced like-for-like. Side-laps, end-laps and fixings all renewed to match.

Rooflight replacement

Yellowed, cracked or brittle GRP/polycarbonate rooflights swapped out for new Class B/Class 3 panels — restoring daylight and weather-tightness.

Fixings & washers

Failed neoprene washers, rusting hex-heads, sheared fixings — we replace with stainless self-drillers and seal correctly. Often what the “mystery leak” turns out to be.

Flashings

Verge, ridge, hip, abutment and parapet flashings re-formed and re-fitted. Lead-effect coated steel or genuine lead where heritage required.

Liquid plastic over-coat

For tired but structurally sound roofs — cold-applied liquid plastic membrane bonds over the existing surface, extending sheet life by 15–20 years at a fraction of the re-roof cost.

Storm damage

Lifted sheets, blown ridge, ripped flashings. We respond to storm jobs across Kent, Sussex and Essex within 48 hours of the call.

Penetration sealing

Flues, vents, soil pipes, satellite mounts, cable runs — all those holes someone made in your roof — properly weathered and EPDM-sealed.

Drone & thermal surveys

For roofs that can't safely be walked. Drone imagery and thermographic surveys to find moisture trails invisible from below.

PPM contracts

Planned preventative maintenance for multi-let estates, schools, NHS and commercial landlords. Annual gutter clears, fixings audits and condition reports.

Insurance reports

Independent condition reports for insurers, loss adjusters and solicitors. Photographic evidence, cause analysis and reinstatement costings.

Commercial roof repairs — what clients ask us most

How quickly can you attend an emergency leak?

For active leaks during business hours, we'll typically be on site within 24–48 hours across Kent, Sussex and Essex. For genuinely catastrophic damage (lifted sheets, exposed structure after a storm) we'll push other work back and attend within hours where we can.

Do you guarantee that the leak won't come back?

Yes — once we've diagnosed and repaired the actual point of ingress, we provide a written 5-year workmanship warranty on the repair. Where we patch a roof that we'd rather have re-roofed, we'll be honest about the realistic life of the patch (typically 1–3 years).

What if the roof can't be safely walked?

We use drone surveys with thermal imaging to identify the cause without putting anyone on a fragile roof. Where physical access is then required for the repair, we install temporary safety netting beneath the working area first.

Can you do repair work without disrupting our business?

Almost always. Most commercial roof repairs are external and don't require any access from inside. Where internal access is needed (for example to renew a rooflight from below), we'll arrange it outside business hours.

Do you provide insurance reports?

Yes — independent, written, photo-documented condition reports for insurers, loss adjusters and solicitors. We're regularly instructed by managing agents handling storm-damage and water-ingress claims.

How much does a typical commercial roof repair cost?

It depends entirely on the cause and access. A genuine point-leak repair (one fixing, one washer, one bit of flashing) can be a few hundred pounds. A box gutter re-line on a 30 m run with MEWP access is more like £4–8k. We'll quote you in writing before any work goes ahead — no on-the-day surprises.
